I've treated short-term rentals where the owner had paperwork saying the place was "cleared" and guests were still leaving in the middle of the night. Here's what I tell hosts.
Why short-term rentals get bed bugs
Bed bugs don't come from dirt. They ride in on luggage, clothing and furniture, which is exactly what a rental sees every week [1][2]. A clean, well-reviewed property can pick them up from one guest. That's not a cleaning failure, and it's not a reason to panic, but it is a reason to act fast.
The first 24 hours after a guest reports bed bugs
- Block the next booking. Putting another guest in the unit before it's inspected is how a single report turns into several bad reviews.
- Keep the evidence. Ask the guest for photos, and if they caught a bug, keep it in a sealed bag or piece of tape. It helps confirm whether it's actually a bed bug. See what bed bugs look like.
- Don't strip and move everything around. Dragging bedding and furniture through the house can carry bugs into rooms that were clean. Bag the bedding in the room it came from.
- Skip the store-bought sprays and foggers. They tend to scatter bugs into walls and other rooms without reaching the eggs. More on that in why DIY bed bug treatments fail.
- Call for an inspection. You need to know how far it has spread before you can pick the right treatment. A K9 bed bug inspection is a good option when there are several rooms to check.
Why heat is usually the best treatment for a rental
Chemical treatments take time to work. A bug has to come out and touch the treated surface, and that can take days or weeks. In a home where the same family sleeps every night, that delay is manageable. In a short-term rental, every new guest may be the person who sees the bugs that haven't died yet.
Heat works differently. When the home reaches killing temperature and holds it, the bugs and eggs in the treated area die during that visit. The space usually reaches temperature in about 15 minutes to 2 hours, and then we hold it for about 3 to 5 hours. For a host, that means a known end point you can plan the calendar around. See does heat treatment kill bed bugs and the full heat vs. Aprehend vs. spray comparison.
Aprehend, a fungal treatment, is a good tool in the right home, but it needs someone sleeping in the room regularly so the bugs cross it on the way to feed. A vacant or lightly booked rental often doesn't have that.
A real example from Virginia Beach
In October 2026 we heat-treated a Virginia Beach short-term rental that had already been sprayed twice by a national company and certified "cleared." Her two most recent guests had left in the middle of the night after finding bed bugs. As the house heated up, live bed bugs came out of hiding, so the infestation was still active. The owner had her next guest booked four days later. Read the full Virginia Beach case study.
How to lower the risk between guests
- Check at every turnover. Look along mattress seams and piping, the box spring, the headboard and the bed frame joints for live bugs, shed skins, eggs and small dark spots [1][2]. Our signs of bed bugs guide shows what to look for.
- Encase the mattresses and box springs. Light-colored encasements make bugs easier to spot and leave them fewer places to hide [1][2]. See do mattress encasements work.
- Give guests a luggage rack so bags stay off the beds and the floor.
- Wash and dry linens on high heat. A hot dryer cycle kills bed bugs in fabric [1][2][3].
- Train your cleaners to report anything unusual instead of cleaning it away.
- Don't let paperwork replace inspections. Keep checking the unit for a few weeks after any treatment.

Key takeaways
- Block the next booking, preserve any evidence, and get a professional inspection after a guest reports bed bugs.
- For rentals with frequent guest turnover, a whole-house heat treatment is usually the right call because it kills bed bugs and their eggs during the visit.
- Check mattress seams, the box spring, headboard, bed frame joints, and luggage rack at every turnover.
